We propose organizing the program within a compact square building of 27 × 27 meters (729 m² per floor), which offers several advantages:
Reduced circulation distances between offices.
Minimized façade area, lowering energy loss.
Cost efficiency, as a square has a smaller perimeter than a rectangular building.
Logical organization of the plan:
Central core (12.5 × 12.5 m, 156 m²): houses functions not requiring daylight, such as the lift, staircases, technical shafts, restrooms, and copy room.
Perimeter zone: daylight-reliant functions like workspaces and meeting rooms.
Circulation principles:
Continuous circulation around the core.
Optional shortcuts through the core.
The core can include a small “waiting zone” near the lift, providing privacy and quiet. Centralizing fixed rooms in the core maximizes flexibility along the perimeter (depth 7.25 m), which can accommodate either cellular or open-plan offices. This allows easy adjustments during design and future reconfigurations. The layout ensures that all workspaces receive natural daylight, improving atmosphere and productivity.
