BEL003 – SENIOR CITIZENS COMMUNITY
This design is part of a feasibility study for the development of a senior living community in Vorselaar.
Moleneinde is a modest subdivision located 800 meters (as the crow flies) from the center of Vorselaar, close to the town square and church. The subdivision is flanked on both sides by forests, including the grounds of the De Borrekens Castle—an ideal environment for walking or cycling day trips.
The study area covers one hectare and is co-owned by the municipality and three private landowners. Within the framework of urban densification, the site could be divided into a maximum of 14 plots suitable for modest, detached single-family homes.
However, in the broader spatial context of Vorselaar, this interior plot can be read as a “room.” As elsewhere in the subdivision, we are dealing with an inner area containing meadows, deciduous and/or coniferous trees, or other uses, connected to the main street by a narrow alley.
We reinforce this “room” character by proposing a continuous row of comfortable senior residences around a large shared courtyard garden. Along the outer edge, a generous, undeveloped and landscaped buffer zone ensures minimal impact on the surrounding neighborhood.
The main entrance is located on Van Rotselaarlaan and provides access to the shared parking area in the garden.
A covered gallery encircles the inner courtyard, giving access to all homes from the parking area and linking them in a single movement to the communal swimming pool and the multipurpose room.
An additional pedestrian and cyclist passage on the Beeldekensstraat side ensures integration with the surrounding urban fabric.
To reduce overlooking and enhance privacy, the homes are raised one meter above garden level. A gentle slope leads to each entrance under the gallery.
The layout of each home is extremely rational. Space, light, flexibility, and cost-efficiency are the cornerstones of the design.
The homes are built in timber frame construction based on a square 4.5-meter grid. This module corresponds to a living room, bedroom or guest room, a bathroom with night hall, or a kitchen with utility room.
Prefabricated panels are proposed for interior fit-out and can be rearranged according to the future resident’s needs.
Each unit features a private outdoor terrace—offering residents a generous view over the communal garden.
